Everything you need to know before your stay — so your time at Bali at Avalon is as effortless as it should be.

Welcome to Bali at Avalon. These Terms & Conditions govern your booking and stay at our property. By making a booking, paying a deposit or balance, or staying with us, you confirm that you have read, understood and agree to be bound by these Terms on behalf of yourself and all members of your party.
01Acceptance of Terms
By submitting a booking request and/or ticking the acceptance box on our booking form, you (“the Guest”) enter into a binding agreement with Bali at Avalon (“we”, “us”, “the Owners”). If you are booking on behalf of others, you are responsible for ensuring that every member of your party is aware of and complies with these Terms.
02Booking and Payment
- Payment. Full payment is required at the time of booking. Your reservation is not confirmed until full payment has been received and cleared.
- Accepted payment methods. Credit/debit card. Any payment processing fees, where applicable, will be disclosed at the time of booking.
- Confirmation. Once payment has been received, we will send a written booking confirmation by email. This confirmation, together with these Terms, forms the agreement between you and us. Please check it carefully and notify us promptly of any errors.
- Prices. All prices are quoted in Australian Dollars (AUD) and include GST where applicable.
03Cancellation and Refunds
We understand that plans change. The following policy applies to all cancellations:
- 14 or more days before arrival. Full refund of monies paid, less any non-refundable booking/administration fee disclosed at the time of booking.
- 7 to 13 days before arrival. 50% of the total booking amount is refunded; the remaining 50% is retained.
- Fewer than 7 days before arrival. No refund is payable.
- No-shows. Failure to arrive without prior notice is treated as a late cancellation and no refund is payable.
Refund processing. Approved refunds are processed within 10 business days to the original payment method.
Non-refundable amounts. Any booking or administration fee identified as non-refundable at the time of booking will not be refunded under any circumstances.
Cancellation by us. In the unlikely event that we must cancel your booking, we will notify you as soon as possible and provide a full refund of all monies paid. Our liability is limited to the amount paid for the booking.
Force Majeure. We are not liable for any failure or delay in performing our obligations where it results from events beyond our reasonable control, including natural disasters, bushfire, flood, extreme weather, pandemic or epidemic, government-imposed restrictions or travel bans, utility or infrastructure failure, or acts of government. In such circumstances we will work with you in good faith to offer a credit, a change of dates, or a refund where reasonable; however, we are not obliged to provide compensation beyond amounts already paid.
04Check-in and Check-out
- Check-in. From 2:00 PM on the day of arrival.
- Check-out. By 10:00 AM on the day of departure.
- Early check-in / late check-out. May be available on request, subject to availability and prior arrangement, and may incur an additional charge. Please contact us in advance. Unauthorised late check-out may result in an additional night’s charge.
05Guest Responsibilities & Property Use
To ensure all guests enjoy a safe and relaxing stay, and out of respect for the Owners who reside on-site, the following applies:
5.1 Leaving the Property Clean
Guests are expected to leave the property in a clean and tidy condition, similar to how it was found — including disposing of rubbish, washing and putting away used items, and leaving furniture as it was arranged. Normal end-of-stay cleaning is included; however, an additional cleaning fee may be charged where the property is left in a condition requiring cleaning beyond the ordinary (for example, excessive mess, spills, or rubbish).
5.2 No Glass in the Pool Area
For everyone’s safety, no glass of any kind is permitted in or around the pool area. Please use the plasticware and unbreakable drinkware provided. Any breakage of glass that requires the pool to be drained and cleaned may result in significant additional charges.
5.3 Pool Safety Gates
All pool safety gates must remain closed at all times. This is a critical safety requirement, particularly for the protection of children. Guests must never prop open, disable or interfere with any pool gate or fence, and are fully responsible for supervising children around the pool at all times.
5.4 Outdoor Kitchen Sink
The outdoor kitchen sink is not to be used for washing pots and pans — the Owners will take care of pot washing. A dish drawer is provided for rinsing and draining smaller items. Please leave larger cookware to one side for the Owners to attend to.
5.5 Excessive Noise
Out of respect for the resident Owners and neighbours, excessive noise is not permitted at any time, and quiet must be observed between 10:00 PM and 8:00 AM. Serious or repeated breaches may result in eviction from the property without refund, and forfeiture of all booking fees paid.
5.6 Energy Use & the Environment
Please be mindful of energy consumption. We ask that you switch off lights, fans and air-conditioning when leaving a room or the property, and close doors and windows while the air-conditioning is running.
5.7 No Smoking
The property is strictly non-smoking indoors and within all enclosed areas, including the pool, spa and sauna areas. Smoking is only permitted in designated outdoor areas, where provided. Evidence of smoking indoors may result in an additional cleaning fee.
5.8 No Parties or Events
The property is intended for relaxing residential stays only. Parties, functions, gatherings of non-registered visitors, and events of any kind are not permitted. Breach of this clause may result in immediate eviction without refund.
5.9 Damages and Breakages
Guests are responsible for any damage or breakage to the property, its fixtures, fittings, contents and grounds caused during their stay (beyond fair wear and tear). Please report any damage as soon as it occurs. We reserve the right to recover the reasonable cost of repair or replacement.
5.10 Number of Guests
Only the number of guests registered at the time of booking may stay at the property. Additional overnight guests are not permitted without our prior written consent. Exceeding the agreed number of guests may result in additional charges or termination of the booking without refund.
06Pool, Spa & Sauna — Health & Safety
The pool, spa and sauna are provided for your enjoyment. Use of these facilities is entirely at your own risk. Please observe the following:
- Health warning. If you have any medical condition — including (but not limited to) heart conditions, high or low blood pressure, circulatory problems, diabetes, are pregnant, or have recently undergone surgery — consult your doctor before using the spa or sauna.
- Children. Children must be supervised by a responsible adult at all times in and around the pool, spa and sauna.
- Intoxication. Do not use these facilities while under the influence of alcohol or drugs.
- Hydration. Drink plenty of water and avoid using the spa or sauna on an empty or very full stomach.
- Duration. Avoid prolonged use. Leave immediately if you feel unwell, dizzy or uncomfortable.
- Safety instructions. Please follow all posted safety instructions and signage at all times.
07The Owners & Resident Dog
- The Owners reside on-site in a separate, private dwelling. While we respect your privacy, we are nearby should you need anything during your stay.
- There is a friendly resident dog on the property. By booking, you confirm that all members of your party are comfortable being in the company of a dog. Please advise us in advance of any allergies or concerns.
- Guest pets are not permitted. Please do not bring your own animals to the property.
08Liability
To the maximum extent permitted by law:
- Guests use the property, its facilities and grounds at their own risk.
- Guests are responsible for the security of their own possessions. An in-room safe is provided for valuables, and we strongly encourage you to use it. The Owners accept no responsibility for any cash, valuables or personal belongings that are lost, stolen or go missing during your stay, however caused.
- We are not liable for any loss of, or damage to, the personal property or belongings of guests or their visitors, however caused.
- We are not liable for any injury, illness, death, loss or damage suffered by any guest or visitor, except to the extent caused by our negligence.
- Nothing in these Terms excludes, restricts or modifies any guarantee, right or remedy you may have under the Australian Consumer Law or other applicable law that cannot lawfully be excluded. Where our liability cannot be excluded but may be limited, it is limited to the amount paid for your booking.
09Governing Law
These Terms are governed by the laws of the State of Western Australia and the Commonwealth of Australia. You and we submit to the non-exclusive jurisdiction of the courts of Western Australia.
10Amendments
We reserve the right to update or amend these Terms at any time. The version in force at the time of your booking will apply to your stay. The current version is always available on this page.
